On a recent Phase I Environmental Site Assessment (ESA), the consulting team at Oklahoma Environmental Services (OES) identified multiple Recognized Environmental Conditions (RECs) at a commercial property located in Downtown Oklahoma City. To delineate the nature and extent of potential subsurface impacts associated with these RECs, a Phase II ESA was conducted.

Prior to the subsurface investigation via direct-push technology, a safety and utility clearance protocol involving hand augering to shallow depths was implemented to mitigate risks associated with encountering buried infrastructure such as utilities, pipelines and storage tanks. Subsequently, soil and groundwater samples were collected utilizing a mechanical auger drilling rig in accordance with industry sampling protocols. These samples will be submitted to a certified analytical laboratory for quantitative analysis for potential contaminants of concern (COCs), including heavy metals and other relevant constituents based on the identified RECs.

Should laboratory results indicate the presence of contaminants exceeding relevant regulatory thresholds or risk-based screening levels, a comprehensive investigation and implementation of appropriate remediation strategies will be undertaken to address the identified environmental liabilities.

Proactive environmental due diligence is paramount in mitigating potential financial and operational risks associated with contaminated properties. Oklahoma Environmental Services is committed to environmental stewardship and the protection of our community’s health. For prospective commercial real estate buyers and sellers, timely completion of Phase I and Phase II ESAs is a critical step in the property transaction.
